Tenant Introduction Service
Are you a landlord who manages the tenancy and paperwork yourself? Do you have a property to rent and need national exposure from websites to advertise on, but want to avoid expensive property portal and agent fees to simply find a good tenant?
BPM Lettings offer the most basic tenant introduction service which includes:
- Market appraisal of property
- Assessment of your tenancy requirements
- Marketing of property on leading national websites
- Applicant screening and registration
- Liaise and arrange applicant viewing appointments, conducted by landlord
- Assistance with initial tenancy negotiations
It’s a simple effective service that delivers simple effective results. Landlords pay just £200 for a tenant introduction which results in a tenancy.
Let Only Service (Find a Tenant)
- We will meet you at the property to discuss your requirements, appraise and offer advice on safety aspects and presentation.
- Market the property and accompany viewings with prospective tenants.
- Negotiate the terms of the letting, obtain tenant references and prepare the Tenancy Agreement and Inventory.
- Hand over keys to Tenant.
- Finalise your account on commence of tenancy.
- Refund tenants deposit at end of tenancy.
Full Property Management Service
This incorporates the entire Let Only service (excluding finalising your account on commence of tenancy) plus the following:
- We will send you monthly account statements and remittance, conduct and report regular inspections.
- Respond promptly to maintenance issues, report any necessary works or running repairs and provide competitive quotations.
- With landlords consent, complete the work to a high specification using our in-house property maintenance specialists.
- Negotiate tenancy renewals, make end of tenancy arrangements and remarket property.
Property Maintenance Support Service
Our in-house property maintenance division is able to provide support for the experienced busy landlord who manages his own investment property and needs reliable, assured contractors to lend a hand every now and then. Our specialists can step in and assist, just when you need it. We have contractors with expertise in carpentry, plumbing, electrics, kitchens and bathrooms, alarms and CCTV, windows and doors, locks and roofing. If you don’t have the time, energy or inclination, or just want a break - BPM Lettings Ltd can do that job!
